1. Broken and slipped tiles
Wind, temperature swings and cable or antenna installers cause tiles to crack and slip. A single missing tile can rot the timber beneath within months.
2. Gutters and downpipes
Gutters full of leaves and dust push water onto the eaves and the facade. Cleaning them and checking their falls is the cheapest and most effective maintenance.
3. Around chimneys and roof windows
Lead or membrane flashings where the roof meets vertical surfaces open up over time and are the source of many ceiling stains.
4. Ridges and valleys
These are where water flows most heavily. Crumbling ridge mortar or a perforated valley sheet quickly leads to leaks.
5. Drains and upstands on terrace roofs
Blocked drains cause ponding, and gaps at parapet upstands let water get behind the waterproofing.
