Two buildings with the same facade area can receive very different insulation quotes. We explain the items that make the difference.
The most common question when getting an insulation quote is "how much per square metre?". Yet a price per square metre is misleading unless you know what lies behind it. Look at these six factors to read quotes correctly.
1. Board type and thickness
White EPS, graphite (grey) EPS, XPS and mineral wool differ in thermal conductivity and price. Even within the same material, the difference between 3 cm and 5 cm changes both cost and savings. The quote should state board type, density and thickness.
2. System components
Adhesive, number of anchors, mesh weight, corner profiles and window connections determine the life of the system. Cheap quotes often cut the number of anchors or skip corner details.
3. Finish
Decorative render and paint differ in both look and price. Silicone-based products cost more but resist dirt and water better.
4. Condition of the facade
Blistered render, corroded rebar or cracked balcony soffits must be repaired before insulation, and those repairs should appear as separate items.
5. Scaffolding and access
Building height, pavement width and distance to neighbouring buildings determine scaffolding costs; narrow streets may need extra safety measures.
6. Sills, parapets and details
Extending marble sills, air-conditioning and cable penetrations and eaves connections are often overlooked, yet they directly affect quality.
